With a private lake, olive groves and splendid views of the distant hilltop castles, this magnificent seven-bedroom villa provides a great location for those who wish to enjoy peaceful and unspoiled surroundings in Tuscany. With wonderful views of the surrounding hills, this exclusive villa is the perfect location for day trips to the most beautiful towns in Tuscany and provides a unique opportunity to admire its splendid landscapes while soaking up the region’s incredibly rich historical and cultural heritage.

The villa is a few kilometers from Perugia, Umbria’s largest city. Its historic center rises in a helter-skelter of cobbled alleys, arched stairways and piazzas framed by churches and palazzi. Reminders of its lively past are everywhere, from ancient arches and medieval basilicas to Renaissance frescoes. But while history reverberates all around, Perugia knows how to party: university students pep up the nightlife and fill café terraces, while music-lovers swarm to the city in July for Umbria Jazz, one of Europe’s top jazz festivals.

In less than one hour by car, you can easily reach the medieval town of Montepulciano. Standing high atop a hill not far from Siena, the town of Montepulciano boasts elegant Renaissance palaces, ancient churches, charming squares and breathtaking views over the wonderful Val d’Orcia. In just one hour by car, you can also reach Montalcino, extremely well-known for the production of its Brunello red wine, one of the world’s most appreciated Italian wines.

In less than one hour by car, you can reach Assisi, best known as the birthplace of Saint Francis of Assisi. With the plains spreading picturesquely below and Monte Subasio rearing steep and wooded above, the mere sight of Assisi in the rosy glow of dusk is enough to send pilgrims’ souls spiraling to heaven. It is at this hour, when the town is shrouded in saintly silence, that the spirit of Saint Francis can be felt most keenly. However, you don’t have to be religious to be struck by Assisi’s beauty.

The Property. Set in a serene countryside of gently rolling hills, Villa Il Bosco provides the perfect retreat for those seeking complete privacy and relaxation in the heart of Tuscany. With a private lake, olive groves and spectacular views of the surrounding countryside, this magnificent villa has been masterfully restored while preserving the atmosphere of a traditional Tuscan farmhouse. Villa Il Bosco can accommodate up to twelve guests featuring seven bedrooms and six bathrooms spread over two floors.

Immersed in a lush garden surrounded by olive groves, the villa boasts a magnificent swimming pool and a paved poolside area furnished with comfortable sun loungers inviting guests to sit back and unwind. Offering a calm atmosphere, the poolside area represents an idyllic spot for basking in the sun and enjoying wonderful moments of relaxation in the company of a good book and a glass of prosecco. The garden also features a generous al fresco dining area and a lounge area for relaxing and socializing.

Flooded with light, the ground floor boasts a generous living room and a sitting room with fireplace and TV. As the evening falls, gather around the fireplace and enjoy a glass of local wine with your fellow guests. The ground floor of the villa also houses a spacious fully-equipped kitchen with dining table. On the ground floor you will also find a comfortable double bedroom with en-suite bathroom with tub and shower, and one double bedroom with private bathroom with shower – this room can also be a twin room.

Accessed by a staircase, the first floor boasts one bright bedroom with en-suite bathroom with shower, one bedroom with private bathroom with tub and shower, one exceptional master bedroom complete with fireplace, en-suite bathroom with tub and shower, and an exclusive private terrace, and one comfortable twin room with en-suite bathroom with tub. On the first floor you will also find a bright living room and a comfortable study which, on request, can be a double bedroom for two additional guests.

Picnic amid olive groves, read under the neoclassical pergola by the pool, play tennis in the nearby tennis court, and taste the best local wines in the lavender-scented loggia. Inside the villa, beamed ceilings preside over fresh flowers, oil paintings, and stone and tile floors. The villa can accommodate twelve guests plus two additional guests in the study, on request at an additional cost. Villa Il Bosco features wireless Internet access and the exclusive use of the tennis court just a five-minute drive from the villa.

Please note that the property is located in an off-road area and reachable through approximately 1,5 km of unpaved road.

However, there are two portable air conditioning units that can be installed by prior request in the tower room and also the twin room downstairs. In all other bedrooms there are fans. Retention time
