AGREEMENT: These Terms and Conditions represent the complete agreement between the parties and supersede all previous understandings, whether oral or written. Any modifications must be made in writing and signed by both the Client and Italian Style Villas at Aliami SRL.
VILLA INFORMATION: Italian Style Villas at Aliami SRL ("we", "us", "our") strives to provide updated information on our rental properties. However, the details on our website do not constitute part of this Agreement. Owners have the right to make changes to villa specifications, including furniture, fittings, and amenities, without prior notice. Upon full payment, guests receive detailed arrival instructions, including meet-and-greet information and contact details.
RENTAL PERIOD: Rentals typically run from Saturday to Saturday. Arrival time is between 4:00 pm and 7:30 pm (unless otherwise arranged), with no check-ins possible after 10:00 pm. Departure must be before 10:00 am. Any delays or variations must be communicated at least 48 hours before arrival. No refunds are given for late arrivals or early departures.
CLIENT: The Client includes the "Party Leader" (who signs this agreement) and all occupants of the property. The Party Leader is responsible for full payment and ensuring compliance with all terms and conditions.
PAYMENT: A deposit of 30% of the total rental amount is due within 3 days of receiving the contract. The remaining balance must be paid 60 days before arrival. If booking within 60 days of arrival, the full amount is due within 3 days. Payments via wire transfer may incur additional charges. Credit card and PayPal transactions may include banking service fees.
SECURITY DEPOSIT: A refundable security deposit is required and held in a non-interest-bearing account. Access to the property may be denied without this deposit. Any damages, missing items, or extra services will be deducted from this amount. If damages exceed the deposit, the Client agrees to cover the additional costs upon demand.
CANCELLATION POLICY: The deposit is non-refundable. Cancellations made between 60 and 40 days before arrival incur a 50% penalty. Cancellations within 39 days of arrival result in a 100% charge. All cancellation requests must be made in writing via post or fax. We highly recommend purchasing travel insurance at the time of booking.
ARRIVAL INFORMATION: Once the balance is fully paid, the Client will receive an Accommodation Voucher with travel details, property address, directions, and emergency contacts 14 days before arrival.
NUMBER OF OCCUPANTS: Under Italian law, we require the names and ages of all occupants. The maximum occupancy stated in the agreement cannot be exceeded. Exceeding this number may result in eviction without refund.
CLEANING AND ORDER: The property must be left clean and tidy. Crockery, furniture, and other items must not be removed from the property. Damages to fixtures, plumbing, furniture, or other elements will be deducted from the security deposit.
PETS AND SMOKING: Unless agreed upon at booking, pets and smoking inside the villa are strictly prohibited.
UTILITIES AND EXTRAS: Additional services (such as extra cleaning, staff, and cooking services) are available upon request and are payable in Euro upon arrival or as specified in the final voucher.
NOT INCLUDED IN THE PRICE: City tax, extra services, and consumables (food, beverages, cleaning supplies, toiletries) are not included unless explicitly stated in the reservation invoice.
COMPLAINTS: All properties are regularly checked to ensure they meet our standards. However, last-minute changes or property variations outside our control may occur. We will do our best to resolve any issues. Clients should be aware that many properties are historic and feature period furnishings that differ from modern standards. Hazards such as pools, staircases, or ungated roads may be present. Neither Aliami SRL nor property owners are liable for accidents. Complaints must be reported within 72 hours in writing.
BEHAVIOR: Clients are responsible for ensuring all guests behave respectfully. Owners or Aliami SRL representatives may require immediate departure for disruptive or unacceptable behavior, without refund. Pool access is restricted to children under 10 without adult supervision. Pools are generally open from May to October.
LIABILITY: Italian Style Villas at Aliami SRL is not responsible for injuries, damages, delays, or losses caused by third-party service providers, strikes, or transportation failures.
JURISDICTION: This contract is governed by Italian law, with exclusive jurisdiction assigned to the Court of Naples, Italy.
We strongly recommend purchasing travel insurance when making your first payment.
