Perched atop a hill, Villa Passignano offers breathtaking views of the rolling Chianti countryside. Its location, just 2 km from the charming village of Sambuca, provides a perfect blend of tranquillity and accessibility. The villa is set within a 10-acre estate, surrounded by a Mediterranean garden and an original Tuscan oak forest. The property’s isolation, shielded by a 600-yard perimeter, ensures privacy and seclusion, making it an idyllic retreat.
Sambuca is a picturesque village nestled in the heart of Chianti, offering a quintessential Tuscan experience. With its charming cobblestone streets, traditional stone houses, and vibrant local markets, Sambuca embodies the timeless beauty of the Tuscan countryside. The Property
Nestled on the border of the historic Marchese Antinori estate, Villa Passignano is set among the vineyards of one of Italy’s most prestigious wine-producing regions. Once part of a monastery’s extensive holdings, the villa offers an immersive experience in Tuscany’s rich heritage. The villa accommodates 12 guests in six bedrooms: five double bedrooms and one twin room located in the turret (Colombaia). Please note that the twin room is not adjacent to a bathroom, making it more suitable for children or a nanny who can use the other bathrooms in the villa.
The villa boasts a unique view of the Tuscan hills, adorned with vineyards, cypress trees, olive groves, and woodlands. The grounds feature several elegant outdoor spaces, including a well-furnished patio adjacent to the kitchen, perfect for al fresco dining. A short path leads to an ancient basin, originally a washtub, now transformed into a magnificent saltwater pool (16 x 4.5 metres). The villa is surrounded by fragrant rosemary and lavender plants, adding to the serene atmosphere.
Overlooking the ancient Abbey of Passignano, visible from the villa and accessible within a short drive, Villa Passignano is ideally situated for exploring some of the most renowned art cities in the world. The villa’s façade exudes traditional Tuscan charm with its natural stone walls and a quaint turret (Colombaia) offering breathtaking 360° views of the picturesque Chianti region. The property spans two levels plus the turret, providing both spacious elegance and intimate, panoramic vistas.
The property’s restoration, completed in 2012, involved meticulous attention to detail. The renovation team, led by a specialised architect and local artisans, sourced original materials from across Italy to ensure authenticity. The villa’s décor, carefully curated from antiques in Italy and France, reflects its historic character while providing modern comfort. This dedication to preserving the villa’s essence while enhancing its luxury has earned it acclaim in prominent European decoration and architectural magazines.
On the ground floor, the entrance hall leads to the first double bedroom with an en-suite bathroom. To the right is a fully-equipped kitchen with a 7-burner stove, double oven, fridge, dishwasher, and a dining table. A French door from the kitchen opens to a patio with dining furniture. The kitchen connects to the dining room, and the front of the house features a living area with a fireplace, an area with French windows to the garden, and a dining room. All living spaces have French windows opening onto the pool area.
A short staircase from the entrance hall leads to a landing with a small sofa and access to two bedrooms: one double with an en-suite bathroom with shower, and a twin room that shares a bathroom (with a shower, bath, and double sink) with another double bedroom. This floor also includes a large living room with a fireplace. A staircase from the landing ascends to the Colombaia (the turret), which houses a twin room with panoramic windows and a sofa, offering stunning views of the surrounding landscape.
The villa comfortably accommodates up to 12 guests. It features five elegant double bedrooms and a charming twin room situated in the Colombaia, the turret of the villa. The twin room in the Colombaia offers a cosy retreat with stunning panoramic views, making it a delightful choice for children or a nanny. Please note that this room is located away from the main bathroom facilities, so guests staying here will need to use the bathrooms located in the main part of the villa.
